New Airbnb updates July 2021

We have made some updates to our Airbnb Integration to allow you to add new settings to send to Airbnb. We have also made some technical changes to the integration that will improve the speed and seamlessness when creating new listings for Airbnb.

Common Areas room configuration

Under the Airbnb data page for each property we have added a new Room configurations tab. You can get here by either going to Integrations>Channel manager>International> Airbnb> Click on the property reference number OR Properties>Edit>Web details>Airbnb data. 

Under properties>Edit>Rooms you are able configure your rooms and beds, you will see this pulls through to the Room configurations tab under the Airbnb page. If you need to edit these you need to refer back to the rooms tab. 

Common Areas: Use this area to add beds that are not in a bedroom, e.g. sofa bed in the living room etc.

Make sure to click the save button once you have selected bed types.

Capacity choice setting

In your property settings if your overall capacity is a different value to your adult capacity then a new setting will appear under the Airbnb data page.  Example below:

If you go to the Airbnb data page under the Basic details tab a new tab will appear "Capacity Source".

You can choose from the dropdown which capacity you want to send to Airbnb.

Please make sure to save your changes at the bottom right hand corner of the screen. 

The capacity source dropdown will not show if your adult capacity and overall capacity is the same value.

Occupancy pricing

If you use occupancy pricing in SuperControl we have now added the option for you to send prices for certain numbers of guests to Airbnb. If you go to the Airbnb data page under the "Rates" tab you will see a new setting.

By default the "Send max capacity pricing only" will be ticked which disables the occupancy fields. To set occupancy pricing to send simply untick the tick box and choose your values to send. Make sure to click save.

Webhooks

We have added new validation to make sure you have enabled webhooks before you are able to create new listings. This is an important feature that eliminates the risk of double bookings. For more info click here.

New firm cancellation policy

If you to the Airbnb data page under the "Basic details" tab then to the "Cancellation policy" dropdown you will see a new cancellation policy has been added- Firm.

New Policy Overview:
1.    NEW: Firm
a.    Free cancellation, as long as the guest cancels at least 30 days before check-in (time shown in the confirmation email)
b.    After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate, and the cleaning fee, but not the service fee
c.    For reservations that are made less than 30 days out, guests can also get a full refund if they cancel within 48 hours of booking as long as the cancellation occurs at least 14 days before check-in.
1.    Existing Strict
a.    Free cancellation for 48 hours, as long as the guest cancels at least 14 days before check-in (time shown in the confirmation email)
b.    After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate, and the cleaning fee, but not the service fee

Benefit from this new cancellation policy: Hosts have seen an uplift in conversation of an avg 20% Vs normal strict or superstrict if booking were made with longer lead time (30 days +)
