Property Photography Tips to Make Your Listing Stand Out

Quick Checklist for Great Listing Photos

  • Shoot in natural daylight — open curtains and turn on lights if needed.
  • Declutter rooms — remove wires, bins, laundry, and personal items.
  • Stage the space — use food styling, add cushions, flowers, or neatly folded towels.
  • Use wide shots from corners or doorways, but avoid distortion.
  • Highlight unique features — views, fireplaces, outdoor areas.
  • Cover essentials — bedroom, bathroom, kitchen, living room, and outside.
  • Edit lightly — brighten if needed, but avoid heavy filters.
  • Think like a guest — show what you’d want to see before booking.

Pro tip: If you’re not confident behind the camera, consider hiring a local professional photographer. A small investment can lead to big returns in bookings.

1. Go to Properties > Edit > Select Photos on the required property > click Go.

2. From here, you can:

  • Upload new photos
  • Delete existing photos
  • Change the default photo

The first photo you upload (or the one set as Default Photo) will show on:

  • The Booking Form
  • Enquiry quotes

Make sure this photo best represents the property, so guests recognize it during checkout.

When to Upload Extra Photos

You do not need to upload additional photos if you wish to connect to existing listings on channels.  You only need additional photos if:

  • You’re creating new listings on Airbnb, Booking.com or VRBO via SuperControl.
  • You’re using the SuperControl API for property searches (mainly for agencies or owners with lots of properties).

Photo Descriptions

  • Needed if you’re using full content integration with some third-party channels.
  • Can also be used with the SuperControl API.

File Requirements

  • File type: .jpg / .jpeg
  • Recommended width: 3840px minimum (height will auto-scale).
  • To set photo sizes: Admin > General Details > Photo Sizes.
    • After updating, you’ll be asked to re-upload photos so they meet the new resolution.

Airbnb Accessibility Amenities

  • If you add accessibility amenities, you must attach a photo for each one.
  • Without photos, the property won’t connect.
  • Airbnb reviews these photos, which can take a few days. The property won’t connect until the review is done.
