Pro-rata pricing options in property settings - explained

When a booking is longer than 7 nights, SuperControl offers several ways to calculate the price of the additional nights. These options control how pricing is calculated when a stay extends beyond a full week or crosses price bands.

  • Pro-rata after first week: Any nights beyond the first 7 are priced using the short break prices from the Price Planner. (Jump to example calculation below)
  • Calculate pro-rata using following week's rate
    This option is only available when Pro-rata after first week has been selected.
    When this option has been ticked the rate of the following week is used to calculate 1 to 6 nights pro rata after full weeks have been calculated.  (Jump to example calculation below).
  • Calculate short breaks across price bands: When enabled, short breaks that cross price bands are calculated using prices from each applicable band, rather than restricting the calculation to a single band. (Jump to example below)
  • If no pro-rata option is selected:
    • If none of the above options are ticked, SuperControl uses a standard nightly calculation:
      • Extra nights are calculated as
        (weekly price ÷ 7) × number of additional nights
      • If the booking crosses multiple price bands, this calculation is applied separately to each band, based on how many nights fall within each one.
      • There is no option in this mode to calculate using only a specific price band.

This setting comes into action if you have a guest book a stay for dates that cross-over two price bands within your Price Planner:

Use the following calculation (example booking is 7 nights):

4 nights fall within the first price band of £1000 (1000 / 7 = 142.86 (the daily rate) x 4 nights = £571.42)

3 nights fall within the second price band of £2000 (2000 / 7 = 285.71 (the daily rate) x 3 nights = £857.14)

TOTAL FOR 7 NIGHTS 857.14 + 571.42 = £1428.57

Entire calculation: ((1000/7)*4)+((2000/7)*3)

For stays of more than 7 nights (example booking is 10 nights):

Use the above calculation to work out the 7 night price and then use that solution in the following calculation to work out the remaining 3 nights:

7 night price previously calculated/7 x 3 nights  e.g. (£1428.57/7 = £204.08 (the daily rate) x 3 nights = £612.24)

TOTAL FOR 10 NIGHT STAY 1428.57 + 612.24 = £2040.81

Entire calculation: ((1000/7)*4)+((2000/7)*3)+((1428.57/7)*3)

Please note:
This option is only available when the settings Pro rata after first week has been selected.

This option allows 7+ bookings to have the 8th and following nights calculated as a pro rata of the weekly price, rather than using the price set up in the price planner.

When calculating prices across price bands the price of the second week is used to calculate the price for the second week.

Example - 2 full weeks:
1st week: £700
2nd week: £1400

4 nights in week 1
3 nights in week 2

4 nights (£700 / 7) * 4 = £400
3 nights (£1400/7) *3 = £600
7 nights £400 + £600 = £1000

Example - 15 days:
1st week: £1000
2nd week: £2000

7 nights in week 1
7 nights in week 2
1 night in week 3

1st week = full week rate of 1st week = £1000
2nd week = full week rate of 2nd week = £2000
1 night = (£2000 / 7)*1) = £285.71

15 nights = £1000 + £2000 + £285.71
15 nights = 3285.71

If selected, this option will apply to short break bookings which span over two different price bands.

Example calculation of 4 nights:

2 nights fall within the first price band so we take the 4 night price of £400 and divide it by 4 (the length of stay) = £100 (the daily rate)  x  2 nights e.g. (400/4)*2 = £200

2 nights fall within the second price band with a 4 night price of £500 so again using the above calculation we have (500/4)*2 = £250

TOTAL FOR 4 NIGHTS £200 + 250 = £450.00

Entire calculation: ((400/4)*2)+((500/4)*2)

Please note:
If either a Friday or a Saturday or both, are part of the booking, you need to use the weekend price(s) when calculating the price that will show to the guest.
